The 165 acre Gateway Super Regional planning studies are an example of quick-study land use feasibility on a large, three-dimensional scale.  Developer NKS sought to investigate the density ramifications of a vertically-integrated mixed use project including regional retail, entertainment, dining, office, hospitality, convention facilities and community uses.  Improving on a purely theoretical model, Suite 6 developed an actionable plan to prove how this level of density actually could work.  Integrating over 2.2 million square feet, the studies gave NKS confidence that everything physically fit and could be parked, could circulate, be serviced, could create a community gathering point and provided logical phasing and future flexibility.
